How do I run a verdict?

Go to the tool, enter a property address, then add the unit and lease details (beds, baths, sqft, rent, concessions). You'll get a verdict in minutes.

How long does a verdict take?

Usually one to three minutes. It runs live research across 13 checks plus the underwriting.

Can I re-run with different numbers?

Yes. Adjust beds, baths, sqft, rent, or concessions in the filter bar on the results and hit “Update verdict.” An identical search within 7 days reuses the prior result.
